Owner of Octupus's Garden and Silvery Moon: We are in a unique position with A1 as not only do they manage our two properties, we also live next to a property managed by them and because we spend significant time in Carolina Beach, we get to witness how hard the A1 team works to keep our properties beautiful!  We started out getting to know A1 as an owner next to one of their properties.  Our experience with the various management companies in our building was less than stellar, so our expectations were not high that we would get qualified renters who cared about the property or the neighbors.  Well the A1 team completely exceeded our expectations!  David and the A1 team make it a practice to also get to know the neighbors of their managed properties in the event of any issues. While there were very few (mostly parking related), the A1 team was extremely responsive and resolved any issues quickly.  Realize that because A1 knows the neighbors, they also know of any problems that can be addressed BEFORE the guests check out. So starting in 2021, when we acquired two rental properties, there was not even a discussion needed – A1 was going to be our property manager. For over three years, they have managed both properties with exceptional results!  Our guests have been well-screened (and we have many repeat guests now too!), they maintain the properties incredibly well, suggest upgrades that will improve the property, and the results have been much higher annual income than we projected.  On top of all of this, again, we live in a neighborhood where they have many properties (including ours) – so we witness first-hand how hard each of the A1 associates work to keep their managed properties in stellar condition. We’ve had the pleasure of getting to know David, Sue, Chelsea, Kayla, AJ, Kannon, and Jillian.  I cannot thank them enough and highly recommend them as your property management company.

 Owner of Carolina Skies: David and his team have been 1st class all the way! They have treated my home, Carolina Skies, as if it was their own! I can't say enough about the job they do as far as rentals go as well as keeping me up to date on any and everything that needs to be done to keep my place like brand new. I wish I could use A1 properties Management at all of my places but unfortunately they are focused only at Carolina and Kure Beach! They are the best of the best for sure!!

Owners at Ocean Dunes: Some friends of ours told us about A1 Properties, and once we met David and Sue we were even more impressed. We like the fact that they are a small company with “big company” results.  They have top level reservation management software, automatic correspondence, a hospitality app, e-signature for rental; agreements, and marketing with VRBO/Homeaway, Airbnb and Vacationrentals.com. However, the part we like the most is they are very nice people, responsive to our questions or problems, and keep us nearly 100% booked up.

Owners of Little House on the Beach: How often do you need to be concerned that your family vacation home, turned into investment property is well cared for?  You don’t with David, Sue and their family owned A1 Property Management Company.  There is open communication with them, if you are concerned, text or call.  They are always willing to help you.  They treat your property and the homeowners with love and respect, make suggestions for craftsmen, if they are not able to handle the task...even shop for furniture if a piece needs replacing.  This takes a burden off the homeowners that live hundreds of miles from beautiful Kure Beach, NC.  We have used other companies that made us feel like they were doing us a favor, not with A1...they become family.  “The Little House on the Beach” is well-loved and cared for, and our rental calendar stays full, year round.  Thank you A1 so very much for taking care of Little House for us.

It’s a true family business-When you call them you will get either David, Sue or their children who are their employees. I never feel like just a number to them not do I have to reintroduce myself every year or so like bigger property management companies. I have another property in VA that is managed by a large company and the turn over is quick. I don’t feel the same sense of loyalty with them. I can’t express enough how much value there is in having a “Mom & Pop” business to work with.
